~ UTE TRAIL RIVER
RANCH is the only year-round, licensed lodging facility in the Tarryall River Valley.
~ The cabins and guest suites
at Ute Trail River Ranch are furnished with guest comfort, safety and pleasure in mind. All are non-smoking units (guests
may smoke outside, unless the Pike National Forest and/or Park County and/or local fire districts issue fire restrictions).
~ Due to the quaint & historic nature of our cabins, we do limit the number of guests that we can comfortably accommodate
and do not exceed the number of guests for whom we have beds (actually "pillows"). Please be certain to make adequate reservations
for all guests in your party.
~ Daily maid service is not provided. Our cabins are "housekeeping" cabins and guests
are responsible for their own tidiness and clean-up during their stay with us.
~ We rely on an underground, natural
mountain spring for our water supply. The water quality is superb and is tested regularly. We do not treat the water with
any chemicals or filters. Due to our reliance on this wonderful natural resource, we request that guests observe water
conservation measures and use their bed, bath & kitchen linens for a minimum of 3 days before exchanging them for fresh ones.
~ Sorry, but there are no guest laundry facilities at Ute Trail River Ranch. Guests are welcome to use the clothesline
near the river where things dry in a flash.
~ We ask all guests to recycle their trash items. We provide recycling
buckets in each cabin for glass, plastic, aluminum, tin and paper. We do suggest that when packing for your stay with us
you consider breaking down items (both food and personal)into smaller packages. We do not have trash service here and greatly
appreciate it when bulky packaging is left at home and not behind here at the cabins.
~ PLEASE NOTE: We do not accept
any pets without advance notice. NO EXCEPTIONS! If you plan to travel with your pet, we do require that you first
check with us to be certain we can accommodate your pet. Please do not assume that it is okay to bring your pet with you.
We may refuse your reservation if you arrive with your pet without first checking with us.

RESERVATION & CANCELLATION POLICIES
~
We are available to take reservations between 8:00 AM & 8:00 PM (Mountain Time) seven days a week. Please call Deb & Jim to
make your reservations at 719 . 748 . 3015. We are happy to answer any advance questions via e-mail (utrr@aol.com), but
reservations must be made over the phone. We know this is a bit old-fashioned, but we still enjoy visiting with guests personally
when making a reservation with us.
~ Advance reservations are strongly recommended. A confirmation deposit equal to
50% of the entire stay is due at the time the reservation is made. The balance of your stay, plus tax, is due upon arrival.
Prices and policies may change without notice. Holiday, Hunting & Group rates & policies may differ from regular rates
& policies.
~ We have a 2-NIGHT MINIMUM at all times. There is a 3-NIGHT MINIMUM in all cabins for all major
holidays (Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas and New Year's)and for group events reserving 3 or
more cabins.
~ Due to our small size, cancellations affect us significantly. Therefore, we have a very strict
cancellation policy. PLEASE READ THIS CAREFULLY: Cancellation fees equal one night's stay for all cabins and/or guest
suites reserved provided the cancellation is made up to 30 days prior to your arrival date. The full deposit is non-refundable
for cancellations made within 30 days of arrival. Guests are responsible for payment of all nights & all guests reserved
regardless of actual arrival or departure dates.
~ Guest privileges on the Ranch property ~~ use of our facilities
and access to our private stretch of river & hiking trails ~~ are available only after guests check-in and all privileges
end upon check-out. Use of Ranch facilities, hiking trails and private river access are permitted ONLY to registered,
overnight lodging guests.
CHECK-IN time: between 4:00 p.m. and 8 p.m. CHECK-OUT time: by 11:00 a.m.

LOCATION:
Ute Trail River Ranch is scenically
situated in the center of Colorado and is easily accessed via a paved county road from 2 major highways.
From Colorado
Springs (approx. 60 miles): Travel west on Highway 24 for 40 miles to the town of Lake George. Approximately 3/4 mile west
of town, turn RIGHT onto Tarryall Road (aka County Rd. 77) and travel this road for 21 miles NW until you reach Ute Trail
River Ranch.
From Denver (approx. 85 Miles): Travel south on Highway 285 from Denver for 64 miles to the town of Jefferson.
Turn LEFT onto Tarryall Road (aka County Rd. 77) and travel for 21 miles SE until you reach Ute Trail River Ranch.
